Even if a previously fitted restaurant looks clean, grease behind equipment, drain odors, grease traps, range hoods, exhaust fans, air-conditioning interiors, toilets, or sources of pest activity may remain. Working back from the opening date, we separate what should be addressed before opening, what may require repair or replacement, and what can be handled through regular maintenance after opening.

Soiling that can be difficult to remove before opening

In previously fitted properties, dirt left by the previous tenant may remain not only on visible floors and walls, but also behind equipment, inside hoods, on grease filters, in exhaust fans and drains, and in toilets and air-conditioning systems. Since it can be difficult to address these issues after opening, we determine the scope of work based on photos and site conditions.

  • The range hood, V-bank filters, grease filters, fire shutters, and exhaust fans can be included in the work.
  • We clean behind kitchen equipment, floors, drains, grating, areas along walls, and sinks.
  • We also check restrooms, seating areas, air conditioning, odors, and potential sources of pest activity.

We’ll check the kitchen equipment, drainage, and exhaust first

The areas that are difficult to shut down after opening are the kitchen, drainage, exhaust, and air conditioning. Checking the grease trap, drains, range hood, exhaust fan, areas behind kitchen equipment, and air conditioners before opening can help you respond sooner to odors, smoke, slippery floors, water leaks, and pests.

  • We check for dirt and odors in grease traps, drains, U-shaped channels, and drain pipes.

Before opening, cleaning is often just one of several overlapping needs, alongside leftover items, floor repairs, wallpaper, fixtures, kitchen equipment replacement, and exhaust system inspections. We separate tasks to complete before opening, tasks that require a repair or replacement decision, and tasks that can be handled through regular management after opening.

  • We will clarify what can be removed through cleaning, what requires repair, and what needs to be replaced.
  • If interior or equipment work is also required, we coordinate the work sequence.
  • You can also discuss kitchen equipment repairs, replacement, or additions, removal of unwanted items, and ongoing maintenance after opening.

We work backward from your opening date

The work required differs immediately after handover, after interior construction, before a health center inspection, and before a soft opening. Arranging cleaning, equipment checks, removal of unwanted items, pest control, and photo reports in work order can help reduce rework just before opening.

  • We’ll set the work date based on the handover date, construction schedule, and planned opening date.
  • We check the availability of electricity, water, and gas, as well as keys, building access, and delivery routes.
  • We keep post-work photos and pass them on for ongoing cleaning and equipment management after opening.

Schedules can be tight around a property handover, so decide in advance on keys, access, electricity and water, gas, available work hours, and waste handling. If equipment may be malfunctioning or require replacement, we clarify which issues can be addressed through cleaning and which require consultation with a qualified professional or specialist contractor.
